This program offers two ways of letting apartments, namely: long-term and short-term. Short-term rental (up to 90 days) is based on a 50%-50% profit sharing with the hotel. The program is flexible because it allows apartment owners to use the apartment with prior notice, a few weeks in advance so that the apartment is blocked for rent. Long-term rental (a period longer than 90 days) is based on profit sharing of 35%-65% in favor of the owner. During the long-term lease, the owner cannot use the apartment for his own needs.
During the period while the apartment is in the rental program, the owners are exempt from utility costs (electricity, water and garbage). Also, the hotel bears all the costs of what is included for the guests when renting the apartment (cosmetics, cleaning, laundry, breakfast, administration, commissions to agents and others).
In case of participation in the rental program, the apartment must be equipped according to hotel standards, which is why an additional payment for furnishing the apartment at a price of approximately €30,000 is mandatory.
Apartment maintenance is charged €3.4+VAT per m2 apartment and €1.7+VAT per m2 terrace, on a monthly basis.
